Sustainability in Fit-Out and Refurbishment

Fit-out is where sustainability becomes personal: the materials around you and the air you breathe. How to do it well, and how certification fits.

Sustainability beyond new build

Fit-out and refurbishment are a large share of construction activity, and they carry significant environmental impact through materials, waste and indoor environment. They also present an opportunity: existing structure and services are already embodied, so the marginal impact of a fit-out can be managed tightly.

Materials and indoor air quality

Fit-out materials are close to occupants, which makes indoor air quality a primary concern. Low-emission paints, adhesives, sealants and finishes, responsibly sourced timber, and materials with lower embodied impact all contribute. Ventilation and flush-out strategies complete the picture, so the space is healthy from day one of occupation.

Waste and reuse

Demolition and fit-out generate large waste volumes. Planning for reuse of existing elements, careful deconstruction, and diversion of waste from landfill all reduce impact. In many cases the most sustainable material is the one already installed.

Certification paths

Fit-out can be certified through dedicated pathways such as LEED for interior fit-outs, and refurbishment can contribute to a building's broader certification position. Even without formal certification, a structured approach to materials, air quality and waste delivers measurable results that tenants and owners increasingly expect.
