GSAS consultancy: Design & Build to certification
GSAS is the green-building certification system for Qatar, developed by the Gulf Organisation for Research & Development (GORD). Getting from a target star rating to a certified building takes specialist coordination for the entire design and construction journey.
From GSAS Design & Build requirements to a certified project
A GSAS consultant manages the certification requirements and process on behalf of the project team. Practically, that means defining what is needed to reach the target GSAS star rating, feeding those requirements into the design, preparing and checking the documentation and calculations GORD requires, coordinating submissions, and supporting the team through construction and final certification.
GSAS is applied at both design and construction stages. Support covers the GSAS Design & Build (D&B) assessment, liaison with GORD to open applications and track progress, preparation of submissions including calculators, specifications, calculations, studies, reports and toolkits, and verification that the claimed score and rating are substantiated by evidence.

GSAS managed like a schedule, not an afterthought
Sustainability requirements are set at the start and carried into every design package. A GSAS consultant coordinates the project plan, keeps documentation and specialist consultants aligned, verifies each submission, and flags issues to the team early, when they are cheap to fix. The goal is a rating that is earned by the design and evidence, not recovered at the end.
GSAS certification questions, answered
What is GSAS certification?+
GSAS (Global Sustainability Assessment System) is the green-building certification developed by GORD for Qatar. It assesses developments across categories such as energy, water, materials, indoor environment, site and urban context, and awards a Design & Build rating from one to six stars. Projects are assessed at design and construction stages.
When should a developer appoint a GSAS consultant?+
Early, at concept design. Sustainability requirements that shape orientation, envelope, energy, water and material choices are far easier to set before the design is fixed. Bringing the consultant in late means reworking a design to recover certification, which is more expensive and slower.
What documentation is required for GSAS projects?+
Submissions to GORD typically include calculators, specifications, calculations, studies, reports, toolkits and the supporting evidence that verifies the claimed score. A GSAS consultant prepares and coordinates these and manages the submission process.
