What is GSAS?

The Global Sustainability Assessment System (GSAS) is the green-building certification developed by the Gulf Organisation for Research & Development (GORD) as the national framework for Qatar. It assesses developments across categories including urban connectivity, site, energy, water, materials, indoor environment and management and operations, and awards a star rating from one to six stars.

For a developer, GSAS is not optional decoration. It is a recognised requirement for many projects in Qatar and a strong signal of quality, performance and environmental responsibility to investors, occupiers and authorities.

The Design & Build process

GSAS certification follows the project. At the design stage the projected rating is assessed against the design documentation and calculations. At the construction stage the project is verified against evidence that it was built as designed, with material and site documentation, audits and coordination.

The Design & Build path is where most Qatar projects sit. It requires an application with GORD, preparation of the calculators, specifications, calculations, studies, reports and toolkits that substantiate the claimed score, and coordination across the design and construction teams.

What documentation is required

The documentation is the certification. Submissions must verify the claimed score: energy and water calculators, material specifications, environmental studies, reports, toolkits and the evidence trail that connects the design intent to what is built. Documentation is a continuous discipline, not a final exercise, which is where projects most often slip.

When to appoint a GSAS consultant

Appoint the consultant at concept design, before decisions on orientation, envelope, materials and systems are fixed. Sustainability requirements are vastly cheaper to set at the start than to recover later. A specialist makes GSAS a managed program rather than a late scramble, protecting both your star rating and your programme.
